Home Values and Market Conditions

Serious people who are seriously thinking about moving from one city to another know that the key to a successful move is research. People who are thinking about moving to Omaha, Nebraska, need to know how much they can expect the Mississauga townhouses they currently own to sell for, how much their new homes in Omaha are going to cost, and whether their home will be worth more or less later on when they decide to re-sell. This article should help you with your research on the real estate market of Omaha.

It's hard to escape the recession and the sub-prime mortgage crisis when talking about real estate market trends, because practically every city in North America and quite a few elsewhere in the world saw housing prices drop dramatically in the 2006-2008 period. 2009 was a year of gradual recovery for some cities. Brampton condominiums in the Greater Toronto Area managed to bounce back (not to pre-recession levels though). Omaha also experienced recovery, but not as pronounced. The average price per square foot in 2010 showed an increase of just over 4.5% since last year.

As of late May 2010, home prices in Omaha were still trending upward, but at a rather sedate rate. Barring any sudden disasters or windfalls, this slow recovery can be expected to continue keeping pace with the gradual economic recovery of the United States in general. So far, Omaha's market has managed to recover without ballooning, like the Aja real estate agents have noticed happening in Toronto.

Currently the average price per square foot in Omaha is about $113, which is very reasonable for a city of its size. The average asking price is only about $227,000, and the median (or middling) sale price is just $147,000. This makes the city a very affordable prospect for most Americans. Prices for homes in Omaha are much less than you would pay for Puerto Vallarta real estate, or even property in cities in Ontario, California, and New York. With the gradual market recovery going on, buyers are advised to act as quickly as possible to get the best deals.

Omaha has living space available (there are over 2,000 homes on the market at any given time) for buyers with all different types of budgets. Some of the most popular neighborhoods right now include Orchard Hill, where homes are selling for a measly $20,000, and Bent Creek, which has an average asking price of $444,000. What a difference! You could buy a home in Omaha and still keep your St. Lawrence Market Condos or you could sell up and go all in. Buyers have a lot of options in Omaha, and with so many houses on the market, you don't have to worry about competition.
